The ambitious, two-million-square-foot office development planned for North First Street and Brokaw Road in San Jose would be built in one phase and take 24 months, according to the latest plans submitted to the city.

Developer Peery-Arrillaga provided additional details for the 31-acre project — which we hear may indeed have a tenant for at least part of the space — in a formal planning package submitted last week. The Business Journal was first to report on the preliminary proposal on Sept. 6.

So, what do we learn from the latest filing?

As we suggested back in September, the project does indeed include a series of elevated walkways connecting the buildings (a feature we find to be decidedly Googley, given the search giant's Bay View campus in Mountain View that includes those).

And underground? That's where you'll find amenities such as a cafe, pool, basketball/volleyball courts. But don't worry about it being dark down there: "Light below grade would be achieved by a series of continuous skylights located at the podium level," the description states. Kenneth Rodrigues & Partners is doing the design.

Interestingly, the project will not have a child-care facility, suggesting (perhaps) a population of young worker-bees.
The project description states the proposed buildings, up to 10, seven-story structures, would be constructed on podiums atop two levels of below-grade parking. Total parking for the project would be 7,103, which corresponds to a parking ratio of 3.5 spots per 1,000 square feet of building space. Excavation for the parking would require a whole lot of soil to be tracked away — a total of 1.15 million cubic yards. Cars would enter the site from three driveways on Brokaw Road, four on Bering drive, and one on Crane Court.
