4-9-13mapampa-thumb.jpgSan Francisco's real estate market is hot, hot, hot right now, and that means developers are salivating. Right now cranes can be spotted all over town, but only a couple of 'hoods are zoned for highrise projects. Below is a roundup of 26 of the most high-profile towers under construction, approved or planned, in handy map form. These projects will deliver some of the tallest buildings in the city, contribute to revitalizing dilapidated areas, and increase neighborhood vibe in mostly commercial areas. Rising Towers
535 Mission
This glassy, 27-story office tower located on Mission Street near First is currently about halfway up to its finalheight of 378 feet. The HOK-designed building is scheduled for completion by fall, 2014.
One Rincon Hill, Tower 2
The much delayed second tower of the One Rincon Hill development is now steadily climbing, nearly to its apex of 50 stories, just shorter than its older brother next door.
Nema
This massive complex, when completed, will feature towers of 10-, 18-, 19-, and 37-floors, totaling over 700 apartments. The southern towers have already opened, and the northern buildings will be ready this spring.
350 Mission
Currently under construction, this 30-story tower, designed by Craig Hartman, is already completely leased out to Salesforce.com, with a total of 440,000 sq. ft.
222 Second
This 26-Story office tower, to be constructed in SOMA, will feature set-backs on the 5th and 17th floors, as well as 8,600 sq. ft. of open public space. Excavation and foundation work has already begun.
Trinity Place
The massive mid-market project, brought to you by Angelo Sangiacomo and dubbed Trinity Place, has already been under construction for a few years, with the largest of the buildings already risen. When all is complete the project will feature at least 4 towers, ranging in height from 18-26 floors, and 1,900 units.
55 Ninth
This 17-flor apartment tower, by developer Avalon Bay, now dubbed AVA, is rising quickly across from the future Twitter headquarters. The glass-enveloped structure will add 260 units to the already busy Mid-Market area.
45 Lansing
A quick walk by the construction site will reveal what looks like the deepest basement in the city. On top of it will soon rise 39 floors and 330 luxury units. The final height expected at 400 feet.
Lumina
The "sister" project to the Infinity Towers across the street will feature 37- and 42-floor towers, along with 2 8-floor low-rise buildings. Designed by Arquitectonica, the 669 unit residential project is currently excavating for the foundation and basement levels.
Hampton Hotel
This 15-floor hotel will feature 174 mid-level rooms near Mint Plaza and the Moscone Center. The site, currently under construction, is best known for being the former home of the Kink.com porn studios.
181 Fremont
This 800-foot tower (with spire), located adjacent to the Transbay Transit Center, will feature a mix of office, retail and residential space throughout it's 54 floors, as well as a sky-bridge to the transit center itself. The low-rise buildings previously occupying the site have been removed and pre-construction is underway.
Transbay Tower
Soon to be the tallest building in the city, the 61-story, 1,070 foot-tall Transbay Tower officially broke ground on March 27th. This tower will be office space over ground floor retail, and be directly connected to the Transbay Transit Center, currently under construction.
1415 Mission
Located at the corner of 10th and Mission, the surface parking lot is currently being cleared for a 14-story Heller Manus tower. It will feature 99 market rate and 18 below-market-rate units when completed.
1400 Mission
At 15 floors at the highest point this tower will contain 190 Below-Market-Rate units to satisfy requirements for the Lumina development. Pre-construction is currently underway with ground breaking to follow.
399 Fremont
The 400 foot tower and podium, by Solomon Cordwell Buenz, planned to rise at the corner of Fremont and Harrison will contain 452 units, 238 parking spaces and 150 bike spaces.
325 Fremont
This planned tower is set for 25 stories and 118 residential units. Developer Crescent Heights is already building both Nema and 45 Lansing, so don't expect to see this one begin until the other 2 are further developed.
340 Fremont
Located on what will be a a pretty crowded block once all the proposed towers are finished, this Handel=designed tower is expected to break ground before the end of the year. At 440 feet, and 41 stories it will join towers 399 and 325 Fremont on the block, as well as One Rincon Hill and 45 Lansing just around the corner.
75 Howard
This proposed 31-story residential waterfront tower is still seeking approvals from the planning commission.If approved at this height it would contain 186 units, 172 parking spaces and ground-floor retail.
524 Howard
This proposed tower would feature up to 285 residential units in its 44-story frame with 71 parking spaces and ground-floor retail. The project has yet to receive any type of approvals, so it could be quite some time before this one breaks ground.
Mexican Museum Tower
This planned 480-foot, 47-story tower has been nothing short of controversial. After years of planning and negotiating they are currently being sued by residents of the nearby Four Seasons tower, who are also threatening a ballot measure which will make it more difficult to build just about anything in San Francisco.
One Van Ness
Plans for a 400' residential tower and attached 65' commercial building are currently working their way through environmental review. If approved and ultimately built the mixed-use project would contain around 250 dwelling units, 3 commercial units, and space for the Conservatory of Music.
100 Van Ness
While technically not new construction, a full-scale conversion of the former AAA headquarters from commercial to residential is underway. When completed this 400' tower will contain 399 units and 112 parking spaces. Topping it off will be a 29th floor roof-deck with fire pits, a hot tub, and landscaping. The swapping of masonry for a sleek new glass skin will help this tower look as good as new.
Sol
Also known as Mission Bay Block 13, this development form Equity Residential and Nibbi Construction will produce a 5-story podium building with a 16-story tower rising above. The finished product will feature 273 one- and two-bedroom units, and 273 parking spaces. Construction has already begun on this building, with expected delivery in March, 2015.
Mission Bay Block 9 Tower
This 400-foot SOM-designed tower is set to rise on Folsom between First and Essex streets. It will contain 563 housing units, 25 percent of which will be reserved for below-market-rate.
Transbay Block 6
The land for this 300-foot tower has recently been approved for ale by the City. When development begins an approved 300-foot tower will rise containing 545 residential units and 10,000 sq. ft. of retail.
41 Tehama
Another of the planned Transbay redevelopment plots, this lot will produce a 31-story residential tower with 341 units. Designed by Arquitectonica, this building could be upz-oned for as much as 390-feet in the future where an additional 57 units could be added.
