Blogging is like "Farming" on Steroids - We all know
successful agents that farm neighborhoods and we have all been told that it is
definitely a worthwhile venture if you plan to be in real estate any length of
time, the biggest problem with farming is having the patience and the pocketbook
to stay involved with a neighborhood until it starts to pay off.
In a recent "Riches are in the niches" round-table discussion we had a very nice mix of agents and lenders, about
half were in their first year and the other half had 20+ years under their belt.
As we went around the table to help each other gain focus and figure out their
niche, one of the experienced agents said she was going to start farming her
neighborhood, she had found some success and thought it was time to really ramp
it up, you know, do the usual, monthly mailers, neighborhood stats, 4th of July
flags, Halloween Pumpkins, etc.
As we started to dig deeper into this, the discussion naturally came around to social media and how to get the word out much faster One idea was possibly creating a Facebook page for the neighborhood if none exists and be the administrator. It does not cost anything and you can actually get a few other neighbors on board, have them take photos of the neighborhood events and post them to the page, post monthly/quarterly and annual neighborhood sales stats.
But the real big "aha" came when we got around to blogging and the power of Activerain and the success stories so many people have found here. Why not post local blogs about your neighborhood, Interview local businesses and post their pictures along with their stories, get an audience that is infinitely larger than what you can do by just farming a neighborhood and with much more immediate results, you are instantly recognized by the rest of the world as the "expert" or "specialist" for the area, the topics are really endless once you start digging into the neighborhood and the surrounding areas, parks, schools, businesses, unique neighborhood attributes, architecture, and on and on.
Blogging breaks down so many barriers and puts yourself out there as
credible, knowledgeable and available. The hardest thing in real estate is
getting in front of enough people that Know, Like and Trust you
to keep you busy, blogging can drastically reduce the time for this to happen
and expose you to exactly the audience that you want to target. Sure it takes
time, but the cost is extremely small relative to the results.
If you take a few minutes to look at all of the successful bloggers here on AR, you will notice that they all post locally and consistently, they really are the experts, they have to be, they are the ones that do the research to write their posts.
SO you can mail out thousands of postcards, try to compete with a handful of other agent looking to do the same thing, burn through thousands of dollars, and I am not opposed to this (actually I HATE burning through dollars), but dip your toe into the "warm" waters of blogging and see what your results can be. You can very quickly become the neighborhood expert.
