What Costs How Much & Where in San Francisco

Here are 2 mapped analyses of recent San Francisco house and condo sales by median sales price and average dollar per square foot for the last 4 months of 2012, broken out by neighborhood, and 1 map of median prices around the Bay Area for the same period. These maps give an interesting overview of prices and values in the different areas of the city and Bay Area.
There is no doubt that San Francisco’s neighborhoods are seeing significant home-value appreciation: roughly 15% since 2011 for the city overall, but ranging from 10% to 20% depending on neighborhood and property type. Other Bay Area cities have also seen significant appreciation, but generally less than in the city, where the recovery began first.

Median price is that price at which half the sales occurred for more and half for less. It may be and often is affected by other factors besides changes in value, such as changes in buying patterns or available inventory.
Square footage is based on “livable space”, which may be measured in different ways, but should not include decks, patios, yards, garages, unfinished basements and attics, or rooms built without permit (“bonus rooms” and “in-law apartments”). Square footage figures are often unreported or unreliable. All median and average statistics should be considered approximations, and it is unknown how they apply to any specific property.
