Palo Alto Conducts Infrastructure Poll
In
anticipation of possibly placing an infrastructure bond on the ballot in
2014, the City of Palo Alto recently conducted a poll to find out how
residents would feel about paying for certain projects. A majority of
voters said they would likely support the bond; however, in order to
pass, the vote would need to be a two-thirds supermajority.
The survey
of 603 Palo Alto voters found 75 percent approved of the city’s
performance on infrastructure and 68 percent said they thought the city
was doing a good job providing services.
Projects
dealing with public safety and transportation ranked at the top of
voters’ priorities, with “ensuring a modern and stable 911 emergency
communication network,” providing safe routes to schools for students,
and maintaining city streets and roads as the top three priorities. Only
60 percent of voters ranked “providing police officers with facilities
and resources needed to investigate and prosecute crimes in our
community” as a high priority, and only 52 percent supported the idea of
spending $57 million to buy land and build a new public safety and
emergency response command center.
With
voters apparently happy with city services, the city may face an uphill
battle convincing voters it needs more money for infrastructure,
especially the building of a new facility for police officers.

Public
Hearing Taking Place on Apple Campus 2 Draft EIR
Apple is
proposing building a giant new campus in Cupertino called “Apple Campus
2,” which is expected to house its employees. In addition to the 2.8
million square foot building, there will be a 300,000 square foot
research building and 120 acres of landscaping. Apple has experienced a
growth of employees by 18 percent every year for the past five years.
Even if its growth slows to 10 percent, approximately 7,400 new employees
will be hired between 2013 and 2016, for a total of approximately 23,400 employees.
The project will generate approximately 9,200 full-time construction jobs
for its duration.
Last year Apple made purchases amounting to $4.6 billion from over 700
businesses located within Cupertino, Santa Clara, and Sunnyvale. The
company expects to increase its purchases by $2.1 billion after the
completion of the new campus.
Apple is the single largest taxpayer in the city of Cupertino, currently
generating a net annual fiscal surplus of approximately $8 million to the
city. This is expected to reach approximately $11 million after the
completion of Apple 2. Apple currently pays $24.8 million in property
taxes to all surrounding public agencies, which is expected to increase
to $31.7 million. Additionally, Apple estimates its “one-time” revenue to
the city in sales/use and other taxes will reach about $38.1 million.
The primary criticism of Apple’s project centers on the impact it will
have on traffic and on the neighboring community. Apple states it is
working to mitigate any traffic issues by proposing to widen highway off
ramps and increase its private employee bus system. The company also
plans to beautify and add bike lanes to the neighborhood.
The draft Environment Impact Report (EIR) for the campus is now available
for public review. The public review period began on June 6 and ends July
22. The next public meeting on the draft EIR is scheduled for June 26,
6:30 p.m. at the Cupertino Community Hall, 10350 Torre Avenue. Public
comments are also being taken online.

Over 40
people attended the Women's Council of REALTORS® (WCR) - Santa Clara
Valley chapter business resource luncheon meeting held at
SILVAR yesterday. The “Leading Ladies of Real Estate” featured a
women’s broker panel with Nina Yamaguchi (Coldwell Banker - Cupertino),
Carol Burnett (Alain Pinel Realtors - Saratoga), Jennifer Tasto (Property
Services, Inc. - Burlingame), and Wynona Denise Morris (Intero Real
Estate Services – Evergreen Valley).
WCR President Melanie Holthaus welcomed members and guests, while WCR
board director Marie Pham served as moderator. The brokers were asked a
range of questions from advice for new and seasoned agents, off-MLS
listings, their good and bad experiences, to what they do when they have
a bad day.
Morris said every new agent should make sure they get the proper training
and have someone experienced who can support them.
Burnett added ongoing structured training along with a mentor program is
always good for new agents. She suggested initially working in a large
office has great benefits for new agents because the large office
environment exposes them to other agents, experiences and situations.
Yamaguchi said it is important to have a non-competing broker whose
job is “to be there, to support and educate you.” She noted it is also
important to have good “vibes” with the broker and other agents in the
office.
Tasto, who is an independent broker, said there is no “magic bullet and
it’s not one size fits all.” Real estate offers opportunities for all,
but she echoed the other brokers’ emphasis on the importance of education
for new, as well as seasoned agents.
The brokers agreed keeping up with technology, including social media, is
important, but the bottom line is building relationships. “Real estate is
a sales job. You have to love lead generation and establish personal
relations,” said Burnett.
Regarding the hot topic of off-MLS listings, the brokers said that there
is sometimes a misunderstanding that it is always the agent that drives
the decision to go off-MLS, but they agreed the agent must have a serious
discussion with the seller about the disadvantages of an off-MLS listing.
Asked about real estate in the past, Tasto recalled one page docs, but
said she is glad that documents, which now number several pages, are
there to keep all parties on track.
Yamaguchi said while the business of real estate has changed, “it’s still
a people business; that hasn’t changed.” She also indicated she feels the
stature of the REALTOR® has been elevated to more of a negotiator,
navigator, being there to simplify the transaction for their clients, in
addition to providing information.
Burnett said she embraces the changing aspects of real estate. "It’s
dynamic,” she said. “It’s always changing, meeting new people. Changes in
the business give agents a chance to recreate their business."
Morris feels the process has greatly improved. In the past agents worked
with anyone interested in buying a home, but these days, they make sure
the interested parties can qualify for a home.
The brokers stressed the importance of striking a balance between work
and family time, believing in yourself, and having a positive
disposition.
“There will always be an issue in real estate, but your family members
will not always be there,” said Morris.
Borrowing a quote from her friend Dennis Moreno, Yamaguchi said, “You can
teach the skills, but you can’t change the attitude.”
Burnett said her father always told her, “You can do anything and be
anything you want to be.”
Tasto reminded everyone that it is important to be upbeat, especially in
this business.

2013 Bocce Ball Tournament winner is ... Coldwell Banker!

This
year’s Los Gatos/Saratoga District Bocce Ball Tournament turned out to be
a nail-biter, as teams vied for the championship trophy. The finalists,
Coldwell Banker (The CB Earthquakes) and Intero Real Estate (Team Mojo),
vied for first place position and up to the last few minutes tied at 3-3.
Then, as the clock struck 7:30 p.m., the end of the allotted time for the
tournament, Coldwell Banker’s James Nichols made a point, bringing home
the title for the real estate company.
“I never thought Bocce Ball could be so much fun!” exclaimed Brian Crane,
vice president and managing officer of Intero Real Estate Company – Los
Gatos, as he headed over to congratulate team captain Doug Evans,
managing broker of Coldwell Banker – Los Gatos, and his team.

At last
week’s Cupertino/Sunnyvale District tour meeting, members of an Affiliate
Panel were given the opportunity to introduce themselves and educate
members about the services and products they provide. District Affiliate
Chair-elect Eric Temple, mortgage loan officer with ratecomb.com,
introduced Richard Miller – Par Square, Bob Landsinger with Vector,
Jeni Weaver with Guild Mortgage and Margie Archer with HomeGuard.
Miller said parsquare.com is a website that gives coupons with discounts
to businesses and products, similar to Groupon, but the difference is the
website acts as a fundraising arm for schools and charities. Businesses
offer a promotional discount for services or products sold. A promotional
voucher is then offered on the website and 25 percent of all vouchers
sold are donated to a school. This process benefits both the school and
local business because it develops a direct marketing relationship with
all of the teachers, students and families. The public can go on one
website and support a school by purchasing a voucher, and the business
will benefit from the volume of customers who log in to the website to look
for a deal, knowing that when they buy a voucher they also will be
helping a school or charity. Miller said for REALTORS®, coupons are
available for staging, home inspection, landscaping, and other real
estate-related services and products.
Landsinger said the moving company Vector is well-known and reliable.
Often, families who move are never really totally prepared and need
last-minute services, from extra boxes to changes in details of their
move. Vector is aware of this, said Landsinger, and prepared to react and
adapt to any last-minute changes or needs. When hiring a moving company,
Landsinger advises consumers to always select a brand name because brand
companies would be more reliable, perform background checks on their
workers, and have the right facilities.
Weaver said for Guild Mortgage, accessibility and service are key to
being successful. Guild Mortgage is a one-stop mortgage company that
provides processing, underwriting and other mortgage services under one
roof, so it is convenient and can provide fast service to buyers,
especially those on a tight timeline.
Archer
said HomeGuard’s inspectors have credentials and with one call, a
customer can get all services – property, termite, roof inspections,
including a natural hazard disclosure report, accomplished. Its home
warranties are competitive. Archer said HomeGuard provides services
Monday through Saturday, and is able to work within a short time frame.
