Sunset McMansion

Is this Central Sunset McMansion Worth $2.16M?


aaa81324319_1_0.jpgBrokerbabble tells us that this home on 23rd Avenue is the "epitome of luxury and elegance," which we're translating to unnecessary ionic columns in the dining room and a makeshift home gym that was probably modeled after a corporate banquet room at your local Hilton. The big abode was built in 2011 and features things like "5 luxurious baths" (one of which is photographed with an awkward looking dog in it) and too much recessed lighting. In fact, there's too much of everything. Too much moulding, too much granite, too large rooms. The 5-bed, 5-bath home clocks in at 4,487 square feet and is asking $2,160,000, which is way more than half of the neighborhood average list price of $869,500. Readers, will this home find someone willing to shell out that kind of cash for this pad? Let us know in the comments!

Wow... uh... wow. Yeah, I'm definitely with you on the too many recessed lights, and the dining room columns are weird. What is also odd is the furniture is... well cheap, improperly scaled, and they have no idea where to put it. Maybe a contractor built it and his family are living there while they try to sell it? $2+ mil to live at 23rd avenue? Not on your life!
If I had 2.16 to spend on a house I can a sure you it would not be that eye sore of a home!!
How much for the mirrored carbon copy next door? You could knock out a few walls and get yourself a double-wide mega McMansion.
Still, good bones. New bones. If someone with that much money that doesn't want to live in Pacific Heights comes by, maybe they gut it and decorate in a more tasteful manner.
Will be a test of the market to see if this sells near the list price!
What a shame...this behemoth of a home has a Siamese twin next door, but otherwise is totally out of proportion to the other buildings, especially to the north.
And why is the dog trapped in the enclosed shower?
This is like so many of the mcMansions that are built in sf today.
Buying smaller homes for middle class and ruining economic and visual the character of the neighborhood.
Some parts like the kitchen are nice. This is nouveau riche at best.
On the other hand, given some of the crap we've recently seen go for well over 1M, this will look better to some. Yes, it's in a fairly isolated (perhaps just uninteresting?) part of the Sunset (neighboring housing are attractive, if unspectacular), but this is a lot of new construction for the dollars.
Talk about all money and no taste. I strongly suspect off-shore funds here.
I agree that the architecture and design are awkward, period. However, for the size, quality and location (for those who want to be near Irving/in the Sunset), this house is a great value, especially for those looking to house more than one generation under one roof. You would only get 1/3 the size and quality in one of the designer neighborhoods in SF. I bet this goes for asking or more...
Does the fox in the shower come with the house?
There are other, older buildings, not much bigger than this one, from the early 1900s which have as many as eight small apartments, in the Richmond and other older neighborhoods. These actually provide affordable housing, and are still profitable to build. But the city doesn't allow it.
For all the talk of affordable housing, the city is short on the actions that would actually make a difference.

Yuck, yuck, and more yuck. Do you have to dress up in order to match the decor ? And what dress style, what era, would be appropriate ? Bad taste seems to know no limits, spend all you have, and then some, and wow, look what you get !
It will appeal to a certain demographic.
That is hideous. Visual pollution.
