Is REALTOR Direct Mail Effective Anymore? I am talking the prospecting variety, JUST LISTED, JUST SOLD post cards, recipe cards through neighborhoods to keep your face fresh in mind. I know with ALL direct mail it is a numbers game. Maybe 1 card in 250 or 500 gets a response, turns into a warm NEW lead, a closed trasaction. There are FARMING neighborhoods if that is what you do as a strategy. But I just sense with less and less people paying attention to MAIL, thinking of it like those 99% of land line phone calls, JUNK, SPAM, an "annoyance", not only is the cost to produce four color going up, but the return might be decreasing!! What do you think? Effective at some level? Declining to a point of questionable return, so ABANDONG this "old school" technique makes total sense!Do 20 somethings even LOOK in their mailbox? :) |
