The player: Montana Property Group, headed by Hall of Famer Joe Montana, has brought in Lowe Enterprises, the national real estate developer and operator, which has hospitality and local experience.
Location: City-owned empty lot and existing parking garage at Tasman Drive and Centennial Boulevard, just north of the 49ers stadium.
Size: 9.5 acres
Potential deal: Ground lease
Product type and size: 7-story hotel (200 rooms), 11-story hotel (125 rooms), 150,000 sq. ft. retail/restaurant, 430,000 sq. ft. office. Phase 1 would include 200-room hotel and some restaurant/retail.
Designer: NBBJ
General contractor: Turner Construction Co.
Cost: $400 million (total project)
Pros: Home-run location adjacent to stadium; Joe Montana involvement gives project a high-profile pitchman.
Cons: Unclear how city will respond to additional office proposed in latest plans (original concept did not include office).
Completion: By Feb. 2016 (Super Bowl L).
